What types of properties do you manage?
Our focus is single-family homes, duplexes, fourplexes, and other small residential rental properties in Citrus Heights, California. We confirm the fit and service availability when we review your inquiry.
How much does property management cost?
Ask for a property-specific quote. We explain the recurring management fee, any leasing fee, what is included, and any separate costs before you decide. No published rate is implied on this website.
Can you help if my property is already occupied?

Do I approve repairs?
We agree on maintenance approval limits in the management agreement. Larger non-emergency work comes back to you according to those terms. Tell us about any preferred vendors during the initial conversation.
Can you guarantee the rent or a tenant?
No. A rental estimate is guidance, not a guarantee of rent, occupancy, or investment returns. Pricing, property condition, and market demand all affect the outcome.
Do you work with owners outside California?
